Dudley Real Estate

Dudley is a rural upland town 59 miles southwest of Boston. Initially ill-suited for agriculture, numerous ponds and reservoirs powered mills of the growing textile and manufacturing industries. Today poultry and dairy farms and the market gardens maintain a continuing rural character in this residential college town that is home to Nichols College. At the same time, manufacturing and service industries provide jobs for many of town's 10,000 residents.

The Town of Dudley was incorporated in 1732 and covers 22 square miles. Neighboring towns include: Southbridge on the west; Charlton on the north; Oxford on the northeast; Webster on the east; and Woodstock and Thompson, Connecticut to the south. Dudley is also in proximity to Worcester which lies 22 miles to the north and to Springfield, 40 miles to the west. Dudley depends on routes 31, 131 and 197 to access the larger interstates 84, 190, 395, 495, and the Massachusetts Turnpike Route 90.

Dudley has its own library, The Crawford Memorial Library. Public schools are shared with neighboring Charlton and students have access to four elementary schools, two middle schools and a high school. There is an abundance of conservation land providing outdoor recreation, hiking and siteseeing of the natural beauty of central Massachusetts. The French River Connection protects the shoreline and water of the French River that passes through Dudley and nine other Massachusetts communities. Here residents and visitors can fish or paddle boat as they soak in the pristine wooded surroundings.

The Quinebaug Valley Cultural Center in neighboring Southbridge has been offering an art gallery and programs to promote the humanities in the area since 1977. Dudley offers residents the quiet simplicity of a rural town with opportunities for diversion. Single family homes start at $220,000 and average $340,000. Surprisingly for a small, rural community, there are condo/townhouses available in the mid 100's. Multi-family properties are found in Dudley as well and start at $275,000 for two units.
