Charlton Real Estate

Charlton, a town incorporated in 1755 possesses the highest land elevation between the seacoast and the Connecticut River to its west. Initially a purely rural town, Charlton's proximity to several major highways and large cities has made the town see residential development. Nevertheless, it still retains much of its rural character.

Charlton lies never more than fifty miles from New England's largest cities: Boston, Hartford, Providence, Springfield and Worcester. It is accessible to Interstates 395, 84 and 290 as well as to the Massachusetts Turnpike Route 90, the state's main east-west artery. This convenience, proximity and an abundance of available land, make the town of 9500 residents a great community of potential growth.

Geographically, Charlton is bounded by Sturbridge on the west, Spencer on the north, Leicester on the northeast, Southbridge and Dudley on the south and East Brookfield on the northwest. Worcester is 17 miles northeast; Springfield 36 miles west and Boston is 40 miles east.

This small New England town is served by a town government consisting of a board of selectmen and by open town meetings. There is a full-time police department and fire department as well as a school district of two elementary schools, one middle school and one regional high school shared with Dudley. Additionally there is a regional technical high school in Charlton.

This residential community is dominated by single family homes starting in the low 200's and averaging in the $300,000 range for a three or four bedroom home on one or more acres.

The town has an active network of community and recreational organizations that sponsor events such as an Easter egg hunt, the Charlton Old Home Day and an annual Christmas tree lighting on the town common. There are also many local restaurants and pubs throughout the town. Notable points of interest are the grave of Grizzly Adams at the Bay Path Cemetery and the Ryder Tavern that once had General Lafayette of the American Revolution as a guest.
